Developer Laments Loss of Investment as FCTA Bulldozer Razes Estate to Rubble

In the ongoing efforts to restore the masterplan of Abuja, the Federal Capital Territory Administration (FCTA) has embarked on a campaign to sanitize the city's environment. However, this initiative has come at a significant cost to investors, particularly those involved in estate development.
 
Recently, the FCTA's bulldozer made its way into an estate still under construction in Maitama Hills, Mpape, reducing the entire estate to rubble. The developer estimated the cost of the estate at N3 billion. Eze Innocent Okpara, the developer and manager of the estate, expressed shock and helplessness as he witnessed the demolition of the 11,000-square meter Woodcrest Estate. He voiced his astonishment at the actions of the FCT administration, especially considering that the estate was the subject of ongoing litigation. Okpara questioned the rationale behind proceeding with the demolition while awaiting the court's verdict.

"We began developing this estate around 2019," Okpara lamented. "At the time of demolition, we had completed three units and were in the process of decking four more units. Additionally, the plaza's DpC had been completed." Okpara and his team were denied access to the site despite their attempts to assess the situation. They were not allowed to salvage any belongings from the premises.
Tony Ogbulafor, the developer's legal counsel, revealed that the ongoing court case involved a dispute over land ownership between his client and another party. He condemned the actions of the FCT Administration, urging the Nigeria Bar Association (NBA) to intervene.
 
According to Ogbulafor, a previous court ruling had ordered the parties to maintain the status quo ante until the case was resolved. He emphasized that all necessary documents proving ownership had been provided to the court.
The situation worsened when police and NSCDC personnel blocked access to the site, citing orders from a joint task force. Okpara and his team were prohibited from entering the estate until the demolition was completed.
In light of these developments, Okpara called on President Bola Tinubu to intervene and ensure justice prevails in the matter.
"The demolition, amid an ongoing legal battle, has raised questions about due process and adherence to court orders in land disputes within the FCT," Ogbulafor stated.
